Property manager Tracy Tucker-Askew wanted to find a commercial cleaning company that could quickly turn around a major renovation project into 198 sparkling clean, operational apartments.
On the other side of town, property manager Laura Zdanavage wanted a commercial cleaning company that would be able to communicate and respond, while making the entire process of apartment turnovers very transparent.
Fortunately, both found their solution with CNS Cleaning Company. Since 1983, the family-owned company has earned a BBB A+ rating and more than 200 5-star customer reviews based on their use of the latest cleaning technology, special attention to detail and responsive communications.
“It was a huge success when hiring CNS to perform these [apartment turnovers],” says Mrs. Tucker-Askew, who works for Wister Properties in Philadelphia, Pennsylvania. “The result was a very well received result, and we couldn’t be happier with the outcome, with the crews and management.”
Post construction cleaning—which Wister Properties needed—requires a different approach. CNS used two processes to make the property brand new and clean.
The facility cleaning crew started with wet wipes to contain the dust, which can be overwhelming on a newly constructed space. Removing massive amounts of dust is CNS’s top priority because the tiniest amount of water can turn it into a paste, which makes the property more difficult to scrub clean. To rid the premise of dust, facility cleaning crew members used backpack vacuums, microfiber extensions, mops and polls.
Then, CNS teams applied a damp method, using floor machines and auto-scrubbers that work well on tough floors with excess debris.
“Managers and crews are willing to do whatever it takes to go the extra mile,” says Mrs. Tucker-Askew after CNS thoroughly cleaned a couple hundred newly renovated spaces. “The communication is the best we’ve ever had on a jobsite. There was never a point where everyone was not on the same page, and the results speak for themselves. Every deadline was met in a massive eight-month project, and we couldn’t recommend them more to anyone in need!”
At CNS, commercial cleaning begins and ends with communications with their clients, as well as their facility cleaning crew members. Everyone involved in apartment turnovers needs to be updated through each stage of the process. This practice leads to fewer questions and confusion and more efficient results.
When CNS starts an assignment, the team conducts a walk-through of the apartment units with the property manager. This conversation goes beyond documenting the square footage. More importantly, the facility cleaning crews spend the time listening. What do our clients want and need from our cleaning services? Where are the trouble spots? What was their experience with other cleaning services? (CNS’s No. 1 referral comes from their competitors’ mistakes.)
Ms. Zdanavage, who works at Hightop, a real estate development firm in Philadelphia, Pennsylvania, appreciated the additional workforce that CNS provided to complete the apartment turnovers on deadline. CNS has developed a special “Punch-Paint-Turn” service that helps property managers fill their apartment turnovers with incoming tenants. As part of the service, the commercial cleaning company assesses each unit and develops a punch list for the property’s maintenance team. This strategy quickly coordinates the in-house team with CNS’s facility cleaning crews to make the entire process more efficient and productive.
Apartment turnovers are about time and quality. Property managers need both ingredients to make the transition from a soon-to-be vacancy to one that filled and generating revenue. To complicate matters, however, there is an existing labor shortage in the industry. In fact, most apartment management professionals (74%) rank “staffing and recruitment” as one of the top challenges with 50% scoring it as the No. 1 obstacle.
CNS’s facility cleaning crews quickly solves that problem.
“The biggest thing was coordinating and offering manpower to complete these professionally and in a reasonable time,” Ms. Zdanavage says. “Easily the most important part was the manpower and time to complete.”
Jeffrey Upmalis, who is vice president of operations and sales at CNS Cleaning Company, says his facility cleaning crews conduct thorough apartment inspections, which plays a big role in client retention for property managers. Delivering tenant delight from the first impression generates goodwill that will last. New tenants will remember if they are given an apartment that is spotless with fully operational appliances—or not. Unfortunately, there can be a temptation to cut corners and save time by not following through with a rigorous inspection, but that would be a big mistake. “Our ‘Punch-Paint-Turn’ service proactively prevents complaints and headaches for property managers,” he says.
Along with highly trained cleaning crews, CNS’s management team sets the tone by responding to questions quickly. Because apartment turnovers are unique—no two apartment cleanings have the same needs—management at commercial cleaning companies must communicate early and often. Nothing delivers peace mind to property managers than a cleaning crew that runs smoothly despite any unexpected developments.
“Quality work is the biggest feature,” Ms. Zdanavage says. “CNS provided amazing management that’s extremely hands on. Knowing there is a manager that will be able to handle things correctly and quickly is important. If there is an issue, it will be communicated and handled in real time. CNS possess all the qualities that we are looking for.”
